UDHD reduces ground rent for urban areas by 50%

Urban Development & Housing Department [UDHD] has reduced ground rent for urban areas of the State by 50%. This news was shared with media by Gangtok MLA, Pintso Chopel Lepcha, at a press meet held in the office of UDHD Secretary today.

A notification had been issued by UDHD on 21 Aug revising the ground rent in various bazaar areas.

The new ground rent [Dhuri Khajana] per 100 sq ft in Gangtok is Rs 200, for Deorali Rs 200 and for Tadong Rs 150.

Likewise, the new ground rent for Singtam, Rangpo, Ranipool, Jorethang, Namchi, Gyalshing, Mangan and Nayabazaar is Rs 100 per 100 sq ft. For other bazaar areas, it is fixed at Rs 25 per 100 sq ft.

The revision by the department has come after public dissatisfaction over a 2016 notification wherein the Dhuri Khajana had been increased by 10 times.

Gangtok MLA, Mr Lepcha, informed that the State Government has taken this pro-people decision following public grievances shared by public in Gangtok and other urban areas of the State.

Another important notification has been issued by the UDHD on 21 Aug stating that the State Government has considered regularisation fee of unauthorised construction on both Government allotted sites and private sites at a nominal rate of 50% of the existing regularisation fee within a window period of 60 days. All applications to this effect have to be submitted to the chief town planner within 60 working days of the notification.

Chief town planner, Devika Sharma, during the press meet, highlighted on many unauthorized constructions on Government allotted lands and private lands without the submission of the blueprints. On payment of the regularisation fees, such encroachment and unauthorized construction will come undone, she added.

“Beneficiaries vary in economic background and all applications will be welcomed. 50% reduction on current rates will be given to the land owners of urban areas and their registrations will be done,” said Ms Sharma.
